Do You Need a Buyer's Agent? by Jolynne Ash
First: What is a Buyer's Agent?
The real estate agent who works exclusively with the buyer of the property, fully representing the buyer's interests, not the seller's.
The real estate agent who lists the property for sale on behalf of the seller, and who represents only the seller's interest.
Today in Oregon, the Listing Agent represents the Seller, and a Buyer's Agent (such as myself) represents only the Buyer. You see, buyers have a choice! The sellers still pay the commission, which is paid to the brokerage firm of the individual agents. Agents can elect to represent either the Seller or Buyer, or both if the situation arises wherein the listing is one that is listed by the Buyer's Agent's office. That's called "limited representation". Buyers have the choice of working with an Accredited Buyer's Agent (me!), or one that may be working for the Seller. There is no extra cost to the Buyer in most situations, so why not hire a specialist who will be looking after only your interests?
